Planning Stages

East of England Planning Consultants breaks that planning process down into 3 stages for most applications.

1. Pre-application: This is the stage where we work with clients to deliver the right application to the local authority. All surveys are undertaken, policy research takes place, full plans are drawn up and statutory documents made ready for the application itself.

2. Application Determination: During this stage we work to get a valid application to the local authority for determination. Your application and supporting documents are submitted, electronically, with fees, to the LPA. It is during this stage that, if necessary, we can present your application to the planning committee for decision by members of the local council.

3. Post-application: Sometimes things can not go according to expectation and an application could be refused. At this stage we are able to help you have this decision overturned if the decision made is contrary to established policy. Oftentimes, this stage is better characterised by the submission of approved plans for Building Control approval, often called Buildings Regs.
