The standard from consultants used to be ‘submit the application and let the planners condition what they want’ with regard to certain aspects of the design such as the brick and roofing tiles. This led to planning permissions being issued with a vast amount of conditions that should have been dealt with at an earlier stage and submitted with the application. The government subsequently changed the legislation which enables local planning authorities to charge for these conditions to be discharged which, if you have in some cases 10 or more can seriously increase the cost of the planning application.Most agents, including East of England Planning Consultants try to discuss with the councils what would be acceptable in terms or layout of parking areas, colour of bricks and tiles and various other design characteristics in order to reduce as far as possible the cost which can now be incurred with the discharge of conditions. You as a client can assist in this process by having an idea of what you would like to be involved in your development; we are more than happy to design the boarder of the development but you need to make sure that is really what you would like to see or to vary the condition, another cost can be incurred.
